Note: All residents are required to register with the Resident Manager upon moving in.

   

PROPERTY MANAGER:

Liliuokalani Gardens’ property management company is Associa Hawaii, located at the Pacific Guardian Center, Mauka Tower, 737 Bishop Street, Honolulu, HI 96813. WATCHMAN/EMERGENCIES:

A watchman is on duty 24 hours a day and can be reached at the following number: 926-1924. The watchman can also be reached from the lobby entry phones by dialing #385.

   
 

For Fire Department, Police Department, or ambulance, dial 911.

   

YOUR ADDRESS:

Liliuokalani Gardens, 300 Wai Nani Way (Apt #), Honolulu, Hawaii 96815. It is not necessary to distinguish which tower you reside in, as the buildings do not have the same apartment numbers.

   

HOUSE RULES:

It is absolutely imperative that you read and abide by the Liliuokalani Gardens House Rules. A complete set of the authorized House Rules and Bylaws can be obtained from the Resident Manager’s Office.

   
 

Any owner or agent who rents an apartment must provide the tenant with a copy of the House rules.

   

POOL / TENNIS COURTS:

The hours of operation for the pool and tennis courts are 8:00 a.m. to 09:00 pm daily. Refer to the House Rules for policies and procedures regarding the use of the pool and the tennis courts.

   

PICNIC AREAS:

The picnic/BBQ areas on the property must be reserved via the watchman. Refer to the  House Rules for information.

   
 

The party room at the pool may be reserved for private parties or functions. The hours of use are from 8:00 a.m. to 9:00 pm daily. There is a fee of $40.00 and a deposit of $100 for the use of the room. Reservations may be made through the Resident Manager’s Office.

   

PARKING:

Parking must be arranged through the Resident Manager’s Office. Residents may not use the guest parking stalls. There is no parking allowed in the guest parking stalls between the hours of 2:00 a.m. and 6:00 a.m. Violators will be towed. The parking rules are strictly enforced. Please refer to the House Rules regarding the parking policies.

   

LOBBY ENTRY PHONE:

Persons (guests, mailman, vendors) may call you from the lobby entry phones. A phone number must be provided to the Resident Manager before you can be hooked up to the entry phone. You must go to the lobby to let your guests into the building. There is no buzzer to open the door. You can confirm the identity of the caller by monitoring channel 57 or 900 on your television.

   

CABLE TELEVISION:

The apartments are equipped with basic cable service. For pay channels and repairs, you will need to contact Oceanic Time Warner Cable at 625-8200.

   

TRASH DISPOSAL:

There is a trash room located on each floor, opposite the elevators. Please wrap or bag all items before throwing into the trash chute. Do not stuff large items that can clog the chute, and please abide by the hours posted.

   

LAUNDRY FACILITIES:

There are 24-hour laundry rooms on the ground floors of both towers. Take quarters for the washers and dryers and bring your own soap, bleach, etc. The cost is $1.50 each for washer and dryer.

   

AIR-CONDITIONING:

The fan coil air-conditioning unit(s) in your apartment should be serviced quarterly. The service is provided free of charge and is performed by our in-house maintenance personnel. They will replace the air filter, lubricate parts, and supply a bacteria preventative, which will stop algae from growing in the condensate drain pan. Dirty filters and algae growth can lead to an unhealthy living environment. It can also cause the drain pan to become clogged, which will result in costly flood damage to your apartment and apartments below. To schedule this important service, please call the Resident Manager at 926-3636.

   

PASS KEY / LOCKOUTS:

The Resident Manager does not have keys to the apartments and there is no master key for apartment doors at Liliuokalani Gardens. Therefore, if you should lock yourself out of your apartment, you will need to contact a locksmith, your rental agent, or apartment owner to regain entry into your apartment. It is suggested you keep a lock box on your apartment to prevent being locked out.

   

APARTMENT REPAIRS:

Apartment owners are responsible for the repair and maintenance of their apartments. Please refer to the House Rules section titled “Guidelines For Private Contractors” regarding policies and rules to be observed by private contractors hired by residents to work in the individual apartments.

   

BICYCLE STORAGE:

Bicycles may not be brought into the buildings at any time. Bicycles must be stored in the garage bicycle cage. Persons storing bicycles in the cage must obtain a key for the cage door. The key can be obtained from the Resident Manager. A $50.00 security deposit is required for the key. All bikes stored in the bike cage must have a Liliuokalani Gardens permit sticker attached.

 

VACATION RENTALS

Not allowed at Liliuokalani Gardens. The governing documents dictate that there is a minimum rental period of 90 consecutive days.
